The 12th arrondissement is a gem for families and for anyone looking for a more authentic, relaxed Paris. The best areas to stay in are on the southeastern side of the Bastille, near the colorful and inexpensive Aligre market (Marché d’Aligre), or near the well-connected Place de la Nation.
It’s an excellent area if you love green spaces in the city, thanks to the Coulée Verte promenade and the nearby Bois de Vincennes, and also if you love shopping (Bercy Village).
🏆 The Francophile’s top picks (in short)
A one-of-a-kind experience! An old grocery store turned into a designer duplex suite. Breakfast included.
A practical, good-value choice. A classic aparthotel near the Aligre market, good for families of up to 4.
A huge, stunning loft on a high floor with a view, very close to Place de la Bastille. Good for groups.
The 12th is home to the Coulée Verte (the green promenade). It’s a long, narrow park built on an abandoned elevated railway line. Grab a croissant in the morning and go for a relaxed walk at treetop level, far from the bustle of the street.

Paris Boutik: L’épicerie
This isn’t an apartment decorated like a shop. It is a shop. At 12 Rue Parrot, a neighborhood grocery store was renovated and turned into a duplex suite, and the shelves, the old scale and the product packaging stayed on the walls. Inside there’s a separate bedroom with a door, a bathroom, a separate toilet and a living room with a large sofa bed that works as a second room, plus a kitchenette with an oven and a fridge. The Gare de Lyon is a two-minute walk, the Opéra Bastille is 600 meters away, and the Coulée Verte, the old railway line that became a raised green promenade, starts just around the corner. The Aligre market, one of my favorite markets, is nearby. Keep in mind that there’s no reception desk, and arriving after 10 p.m. has to be arranged in advance. I recommend it to a couple who want a night they’ll remember rather than yet another generic apartment.
- You sleep inside a real, preserved Parisian grocery store
- A two-minute walk from the Gare de Lyon
- No reception desk, and arriving after 10 p.m. has to be arranged in advance

Adagio Access Reuilly
An aparthotel from the chain’s budget line, with studios and larger apartments, all with a full kitchenette so you can cook and save on dinners out. The standard here is functional rather than fancy, and that’s exactly the point: you pay for space and a kitchen, not for a lobby. The Reuilly-Diderot station is right next door, where lines 1 and 8 meet, so from here you reach the Bastille, the Marais and the Louvre on a single line without changing. Keep in mind that the 12th is a residential arrondissement at heart: quiet and convenient for families, but the big sights aren’t within walking distance and you’ll need the metro almost every time you go out. I’ve gathered what the area does have on my page of attractions in the 12th arrondissement. I recommend it to a family looking for value rather than a showy location.
- Studios and larger apartments with a full kitchenette
- Right by the Reuilly-Diderot station, two metro lines
- A residential area, fewer sights within walking distance

Appartement T2 cosy et lumineux au coeur de Paris12
A one-bedroom apartment with a sofa bed on Rue de Madagascar, a quiet neighborhood street in the east of the 12th, not far from the Gare de Lyon. The very high rating, 8.7 from 51 reviews, gives real confidence. The living room has a sofa bed that brings the capacity up to four, a reasonable solution for a small family that doesn’t insist on the city center. The area around Rue de Madagascar is quiet and little known to tourists, with local residents rather than businesses aimed at visitors. Good to know: the distance to the main sights is longer than from apartments in the heart of the 12th itself.
- A living room with a sofa bed, sleeps 4
- Rated 8.7 from 51 reviews
- Far from the main sights

Bluestay 25 – Charmant appartement a Paris 12
An apartment on Rue Claude Decaen, a quiet, little-known stretch within walking distance of Bercy. Its rating of 8.3 from 40 reviews reflects a good standard. It’s run by Bluestay, a company that operates a few dozen similar apartments in Paris and sticks to a consistent routine. The area is less familiar to tourists than other parts of the 12th, with a more everyday neighborhood feel. Good to know: the distance from the touristy center is significant, so plan for slightly longer rides.
- Professional management with a consistent standard
- An everyday neighborhood feel
- A slightly longer ride to the touristy center

Ecoloflat Bastille
A two-room apartment from the same group I also recommended in the 10th arrondissement, with the same guiding idea: buildings with character, a fully equipped kitchen with a dishwasher and an oven, a washing machine, and an eco label awarded for meeting consumption and sustainability criteria. The owners live in the neighborhood and share real recommendations, not lists copied from the internet. It’s about 600 meters from Place de la Bastille, a short walk from both the Marais and the Gare de Lyon, which makes it an especially handy base if you’re combining Paris with trips out of town. Keep in mind that there’s no reception desk, check-in is self-service with a code, and the hosts take a deposit in advance. I recommend it to two couples or a family who plan to cook rather than eat out every evening.
- A well-equipped two-room apartment with an eco label
- About 600 meters from the Bastille, on the edge of the Marais
- No reception desk, self check-in with a code
All the apartments you liked in the 12th are booked?
The 12th arrondissement is a quieter, cheaper alternative to the center. If you didn’t find what you were looking for, try the map or check hotels in the area:
More options:
- For a wider list, find me every available apartment in the 12th.
- It’s also worth checking the hotels in the 12th arrondissement: there are excellent options near the train station (Gare de Lyon).
- If you’re flexible, go back to my page of recommended apartments in Paris and pick a neighboring arrondissement (like the 11th, or the 4th in the Marais).
- Still undecided? My guide to where to stay in Paris will help you choose.
